Q. What is the Comparison Rate?
A. The Comparison Rate provides an indicative interest rate that takes into account certain costs associated with setting up a loan. This rate includes:

  • the nominal interest rate/s
  • loan approval and any other up front fees
  • known ongoing fees.

The Comparison Rate does not include government and statutory fees, these fees are standard regardless of the lender or type of loan. It also doesn't include other fees and charges that are 'event based' and which may or may not apply throughout the term of your loan (for example, redraw fees, or early termination costs).

Q. How is the Comparison Rate calculated?
A. Comparison Rate takes into consideration the costs associated with setting up a home loan including the nominal interest rate/s, loan approval fees and any other upfront or ongoing fees.

Q. What 'Loan Amount' do I enter?
A. Enter the current outstanding balance of your loan, plus any upfront fees that are being funded in the loan principal. For example, if you are borrowing $100,000 and an upfront Loan Approval Fee of $600 is to be funded as part of your loan, the amount you enter in the Comparison Rate Calculator will be $100,600.

Q. If my loan has two interest rate periods, can I use the ANZ Comparison Rate Calculator?
A. The ANZ Comparison Rate Calculator is designed to calculate the Comparison Rate for loans with one or two interest rate periods. If your loan has two interest rate periods you will need to complete the 'Initial Term' and 'Remaining Term'. You cannot rely on the ANZ Comparison Rate Calculator to calculate the Comparison Rate of your loan if you have more than two rates.

Q. What is 'Initial Term' and 'Remaining Term'?
A. 'Initial Term' is the period at the beginning of the loan. For example the 'Initial Term' for a fixed rate loan would be the term that the fixed rate is applicable at the beginning of the loan.

'Remaining Term' is the period once the initial interest rate period (term) has expired. For example, the remaining term for a fixed rate loan commences once the initial fixed rate period has expired and the loan has reverted to the Standard Variable Rate.

If you've chosen an ANZ Loan as your loan, the initial term and remaining term are displayed along with the interest rates related to the term. You may wish to overwrite these values if you are aware that you are eligible for a discount because of a special promotion or by negotiation.

Q. What is a 'Loan Approval Fee'?
A. A Loan Approval Fee is an upfront fee payable when your loan is approved and drawndown.

When using the Comparison Rate Calculator, be sure to ask your lender about all of the establishment and ongoing fees and include them in the calculation.

For the purpose of this calculation you may ignore all government and statutory fees (for example, stamp duty, mortgage registration fees, etc) as these are standard regardless of the lender or loan you choose.

You should also ignore any fees and costs not directly associated with obtaining a loan (for example, agent's fees for the purchase of the property, legal fees for the conveyancing of the property) and other fees and charges that are 'event based' and which may or may not apply throughout the term of you loan (for example, redraw fees, or early termination costs).

Q. What are 'Ongoing Loan Administration Fees'?
A. Some lenders charge ongoing loan administration fees. These provide for the maintenance of the loan and can be charged monthly, quarterly or annually.

When using the ANZ Comparison Rate Calculator, be sure to ask lenders about all of their ongoing administration fees and include them in the calculation.

A. It is important that you enter all known loan details into the ANZ Comparison Rate Calculator to ensure that the results provided are as accurate as possible.

The Calculator requires that you enter at least one interest rate.

If you do not enter all required information, a red cross will appear beside the incomplete field after you have pressed the 'Calculate' button.

Q. Can I enter negative numbers or zeros in the ANZ Comparison Rate Calculator?
A. Negative numbers are not permitted in the Calculator. If you enter a negative value, an error message will be displayed and the field will reset to zero. Zeros can be used within the Calculator.

Please note the Calculator does not accept values expressed in words e.g. 'two thousand dollars' should be expressed as $2,000.
